Are you looking for an affordable neighborhood within close reach of Central Austin but with access to both greenspace and the major freeways needed to get anywhere in the metropolitan area? And what if the residents used terms such as “peaceful,” “walkable,” “convenient” and “family-friendly” to describe it? Well, take a closer look at the Maple Run neighborhood in SW Austin.

Located in the 78749 zip code, Maple Run is the largest of the subdivisions in the region bordered by Convict Hill Road on the north, Brodie Lane to the east, Deer/Davis Lane to the south, and MoPac Expressway to the west. The neighborhood features a blend of homes and rental properties, with a 70/30 overall homeowner-to-renter ratio. In addition to representing Maple Run itself, the Maple Run Neighborhood Association also includes residents in the adjacent Deer Park at Maple Run, Wheeler Creek and Woodstone Village developments.

First built in the early ’80s, the majority of homes in this area are single-level, single-family homes built between 1981 and 2005. Houses range in living space from just over 1,000 square feet on the smaller end to 3,500 square feet, with an overall average of about 1,900 square feet. The average list price for houses on the market in Maple Run is in the $350,000 range—below a number of other areas closer to the downtown core, which is just 10 miles away. But with easy access to major thoroughfares running in each direction, the neighborhood is deceptively convenient.

Maple Run residents enjoy the benefits of being outside the city core with access to outdoor activities. Goat Cave Nature Preserve offers hiking and a protected bat cave, while Dick Nichols District Park hosts a community pool, hike and bike trails and a sand volleyball court. There are also ample shopping and dining options just minutes away on nearby Brodie Lane and William Cannon Drive. Children in the neighborhood are zoned to either Cowan or Boone Elementary Schools, Covington Middle School and Crockett High School.
